ModulusTech has announced a major milestone in its mission to redefine affordable and sustainable housing in Pakistan through its flagship project, Modulus Green Homes. The initiative focuses on providing dignified, eco-friendly housing solutions for lower-income urban segments while integrating sustainability and inclusivity into every aspect of design and delivery. With its latest achievement under the Rent-to-Own Mortgage model, ModulusTech continues to position itself at the forefront of Pakistan’s housing innovation ecosystem. The model, initiated two years ago with the support of Trellis Housing Finance Limited and international funding partners at Reall, has now completed its rental period, transitioning into full ownership for participating residents. Payments made during the rental phase have contributed to each homeowner’s equity, culminating in the official transfer of property titles — a significant proof of concept for affordable green financing models in the country.

The Modulus Green Homes project embodies ModulusTech’s vision of scalable, sustainable, and inclusive housing that serves the bottom 20 percent of Pakistan’s urban income groups. Built using factory-based construction, these homes are designed for rapid delivery, energy efficiency, and long-term climate resilience. Each unit is a net-zero energy home, representing a step toward Pakistan’s broader sustainability and environmental goals. The project has also gained global attention, having been featured at the COP26 Built Environment Pavilion in Glasgow for its innovation in sustainable housing. Additionally, it has earned the distinction of being Pakistan’s first EDGE Advanced Certified housing project by IFC, highlighting its alignment with global environmental performance standards.

A unique feature of the initiative is its commitment to gender inclusion, with 100 percent female co-ownership of the homes — a milestone that promotes women’s participation in asset ownership and financial independence. Through this integrated model, ModulusTech demonstrates how sustainable architecture, innovative financing, and inclusive policy design can intersect to create long-term socio-economic value. The Rent-to-Own Mortgage model, now successfully implemented, serves as a prototype for future housing finance structures that combine affordability with climate-conscious design. The success of this pilot offers valuable insights into how similar mechanisms can help unlock Pakistan’s green housing mortgage market and expand financial inclusion within the real estate sector.

Since its inception, ModulusTech has continued to evolve as a leader in sustainable construction, delivering modular housing and infrastructure solutions that address both social and environmental needs. The company’s projects have collectively saved over 25,000 tons of CO2 emissions across three countries, reinforcing its role as a pioneer in the region’s sustainability landscape. As ModulusTech progresses toward scaling its operations, initiatives like Modulus Green Homes serve as a testament to how technology, innovative policy, and financial collaboration can create meaningful change in the housing sector, paving the way for a greener and more equitable urban future in Pakistan.
