UAE Launches First AI-Designed Business Complex In Sharjah To Boost Smart Urban Development

Al Marwan Developments has officially launched “District 11,” the United Arab Emirates’ first business complex designed using artificial intelligence, marking a significant step forward in Sharjah’s smart urban development landscape. Reported by Emirates News Agency (WAM), the project redefines the concept of modern commercial spaces by combining intelligent design, sustainability, and a people-focused approach to create a productive and innovative business environment. The unveiling took place at a high-profile ceremony attended by senior officials, investors, entrepreneurs, and influencers, reflecting Sharjah’s growing reputation as a hub for innovation and economic growth in the UAE.

Spanning 3.5 million square feet across 11 buildings, District 11 blends advanced smart infrastructure with a design philosophy centered on enhancing work-life balance and operational efficiency. The development includes a world-class hotel featuring 368 units and nearly 3,000 parking spaces, catering to both local and international businesses. Strategically positioned on Sheikh Mohammed bin Zayed Road (E311), it offers excellent connectivity to major residential communities, Sharjah International Airport, and University City. The location ensures that businesses benefit from accessibility, while the smart systems within the complex enable energy optimization, predictive maintenance, and integrated digital governance to support long-term sustainability and economic viability.

Majd Al Zaiem, Executive Director of Al Marwan Developments, highlighted that District 11 represents a significant advancement in Sharjah’s real-estate sector. He explained that the project’s design was guided by artificial intelligence not only in its architectural planning but also in its operational and management systems. AI will support dynamic pricing, proactive facilities management, and energy efficiency, ensuring that the property remains both sustainable and profitable. These features align with the UAE’s broader vision of promoting digital transformation and smart infrastructure in key economic sectors. Al Zaiem emphasized that this integration of technology into real-estate development would create an environment that meets current investor demands while anticipating future trends in commercial innovation.
