The Lahore Development Authority (LDA) has approved a new technology park on Ferozepur Road near Arfa Karim Tower, with the proposed project planned across nearly 119 kanals of land. The site was previously used as a fruit and vegetable market, and internal market research identified the location as suitable for information technology and allied businesses. The project, named Tech Park City, is expected to provide commercial space for IT related businesses while also allocating land for public facilities, parks, roads, and parking.
Under the approved plan, around 50 kanals of the site will be allocated for commercial use, while approximately 1.12 kanals will be reserved for a public building. More than 6 kanals have been designated for parks, with roughly 60 kanals planned for parking facilities and roads. Commercial plots will be offered in different sizes, including 8 marla, 15 marla, and 1 kanal. Buildings on the plots will be permitted to reach ground plus five floors, with a maximum height of 72 feet, while some plots will allow ground plus six floor construction with a height of up to 90 feet. LDA Chief Town Planner Asaduz Zaman said the authority plans to develop the IT hub through private sector participation, with commercial plots to be purchased by businesses and investors. The project will also include a dedicated parking plaza as part of the planned facilities.
The development is also expected to generate significant revenue for LDA through the auction of commercial plots. According to the project details, the first ballot for the open auction of plots is scheduled for October 14, while the remaining plots are expected to be auctioned during 2027 and 2028. LDA estimates that the auctions could generate Rs13.566 billion in revenue. The authority also expects an additional Rs45 million from leasing sites for a petrol pump and a food outlet. LDA Director (Auction) Ali Bin Sohail said the project is expected to increase business activity in the information technology sector by creating additional commercial space for companies and related businesses.
The land has previously been used for different purposes since LDA acquired it in 1978. It operated as a produce market until 2011 before plans for another development were considered for the site. A proposed hospital project later failed to move forward after the Specialised Healthcare Department did not make the required payment despite receiving multiple extensions. The approval of Tech Park City now assigns the land a new purpose focused on information technology and allied businesses. Its location near Arfa Karim Tower also places the project close to an established technology focused area of Lahore. The proposed development will combine commercial plots with supporting infrastructure, including roads, parking and green spaces, while the scheduled auctions will determine the allocation of the commercial plots to interested buyers.
